Well, there’s a law called the Registration Act of 1908 that says if you’re leasing a property for a year, you have to register it. This registration process can be a bit of a hassle. To avoid that, most rent agreements are kept to eleven months. If the agreement goes beyond eleven months, it has to be officially registered.
When an agreement is registered, you have to pay a stamp duty and a registration fee. To avoid paying these big charges, landlords and tenants might decide not to register the agreement. Also, having an agreement for eleven months gives landlords more flexibility because they can adjust the rent based on what’s happening in the market.
