I made over a million downpayment+ paid 270k in my mortgage in over a year. Mortgage sounded like a great idea: I have a low interest rate, it is an easy monthly payment, etc. But the feeling that I have a “debt” + almost don’t live in NYC gives me a huge anxiety. It feels like I am wasting my own money and created myself a liability with my money and not an asset Now I finally know what to do. I was afraid to make these decisions, but I feel that it’s time for changes. And here are my new goals 1. I want to pay the rest of my mortgage I have $2.7 million to pay and I can do it without lowering the level of my lifestyle in under a year. It will give me a feeling of safety that I “truly own” my place 2. I am going to rent out my condo and buy one more condo in NYC A big one bedroom with a big closet for $1-1.5 millions and move in there. The new condo will be my main base and won’t waste money that much 3. I’ll buy two more apartments: in Paris and Milan for under €1 million each I go to these cities all the time and I spend at least $10 k on hotels each trip. So it’s gonna be smarter to buy my own apartments. When I’m not in the cities, I can Airbnb it and earn money Will it be easy? No. Am I excited about it? Hell yes! So keep working 💪 Venice, Italy

Polina Pushkareva Instagram – Mistakes I made at the Venice Festival this year

The Venice Film Festival — done. It was my fourth film festival and every time you learn during the process what and how to do to achieve great results.

And what I’ll add to my plan for the next film festival to avoid jambs.

1. Take the look to change clothes after the red carpet. Because it’s unrealistic to go back to the hotel by boat in heavy dresses. Plus, sitting through a movie for 3 hours when you can’t breathe is also not an option.

2. Accredit the assistant and give her a ticket so that she can help on the red carpet.

3. Hire only one make-up artist for all festival days. You meet so many people that it becomes emotionally uncomfortable to work with unfamiliar specialists. The fewer people who work with you and the more stable they are, the better.

4. Do your makeup in advance and leave at least 2-3 hours to shoot content. Red carpets are always scary and emotionally difficult. That’s why it’s important to have time to manage everything smoothly.

5. Set aside separate time for work when there are no events. I have a full-time business, and it’s physically very difficult to work during the festival.

6. Order 2-3 additional looks in case something is not delivered on time. And make sure that all items arrive 2-3 days before check-in.

7. Take a full-time photographer and videographer with you, because you need to shoot a lot of content. It’s better to delegate these tasks to a pro.

In general, I’m happy with the results of Venice 2023 and I think everything went great. You can flip through the photo carousel where I am at my first festival in 2020 and compare my growth. Venice, Italy
